Rental Assistance
Know Before You RentWhile purchasing and owning a home is an exciting prospect, it should not be done without considerable thought and planning. We understand that purchasing a home is clearly not always possible or wanted by individuals and families. In those instances, renting is a good option. There are many things to know before renting housing as well. The Section 8 Housing Choice Voucher (HCV) Program is a federal program that provides rental assistance to low-income families at or below a certain percentage of the area median income (AMI). For AMI levels, see page 44. The HCV Program is funded by the U.S. Department of Housing and Urban Development (HUD) and is administered by public housing authorities. Housing authorities generally have one or both of two different types of rental subsidies: tenant-based and project-based programs. Households with a tenant-based subsidy have a voucher that allows them to move from one place to another. Those in the project-based programs live in buildings in which the units are subsidized. Often, there are long waiting lists for Section 8 subsidies, depending on the need in the area. This booklet contains information on how to contact your local housing authority. Finding a Rental PropertyMany rental locations offer affordable housing separate from housing authority vouchers. One way to find affordable rental housing is to speak with your local housing authority about what is available. Another is to search the new state affordable housing database, which can be found at http://findhousing.utah.gov. The database offers easy, customizable searches of current affordable rental units. In addition, two commercial web sites offer easy access for finding affordable rental housing. As commercial organizations, their primary purpose is not affordable housing, but they do maintain a good listing of rental properties throughout Utah. These web sites are www.apartments.com and www.apartmentguide.com. The Utah housing authorities listed below are equipped to assist you in your search for affordable rental properties. It is recommended that you begin your search by contacting your local housing authority office. Housing authority personnel can provide you with information about available units and housing voucher assistance options based on your income level.
